Garbe Industrial Real Estate builds distribution centre for Amazon in Giengen

Garbe Industrial Real Estate GmbH is continuing its long-standing cooperation with Amazon. Together with Honold Logistik Gruppe, the Hamburg-based real estate specialist is developing a distribution centre for Amazon in Giengen an der Brenz (district of Heidenheim in Baden-Württemberg), 40 kilometres north of Ulm, with a hall area of around 5,800 square metres. Construction is expected to begin in May.

After the planned completion in spring of next year, Amazon will use the new building for parcel delivery on the last mile in the B2C business: the articles ordered by the end customers from the region are then sorted into delivery tours in the distribution centre and delivered from there by delivery vehicles. The hall will be equipped with six ground-level gates for loading and unloading the vehicles. In addition to the hall area, 2,200 square meters are planned for offices and social rooms. A multi-storey car park is planned next to the distribution centre, which will offer parking spaces for vans and cars on four levels. The real estate service provider CBRE acted as intermediary in the letting to Amazon.

The property will be built on part of the approximately 78,000 square meter development site in the “Giengener Industriepark A 7”. “Areas of this size with such excellent connections to the motorway are hardly available in the economically strong state of Baden-Württemberg. That’s why we were quick to make a move,” Managing Director Jan Dietrich Hempel states as the main reason why Garbe Industrial Real Estate decided in favour of the location. “The good and cooperative collaboration with the city of Giengen and our locally very well-connected partner Honold was very helpful.” The Garbe/Honold joint venture is the first company to implement a project in the new business park. The industrial 2 park is located directly on the A 7 motorway, which connects Würzburg with Ulm. The Giengen/Herbrechtingen junction is only a few hundred metres away.

Independently of the distribution centre for Amazon, a further 23,000 square metre hall including offices, social rooms and mezzanine areas is being developed by Garbe/Honold on the development site. Completion is scheduled for June 2022. The property, which will be realised in perspective without fixed rental commitments, is suitable for the settlement of companies from the commercial, logistics, production and light industrial sectors. Renting is possible for interested parties from a size of around 5,700 square metres of hall space.

An important criterion in project development is the issue of sustainability. The entire property is to be built in accordance with the criteria of the German Sustainable Building Council (DGNB) and certified to the Gold Standard. A major part of the roof area will be greened and a photovoltaic system will be installed on the remaining area to generate renewable energy. In order to avoid journeys to work by car, the site will also be connected to the public transport system by a bus stop directly on the site.

Together with the Honold Logistics Group, Garbe Industrial Real Estate is investing 58 million euros in the Giengen location.
