Delin Property, the fully integrated European logistics warehouse specialist, has pre-let the entire 33,500 square metre (sq.m) state-of-the-art facility it is developing in the prime Tilburg-West distribution hub in the south of the Netherlands.
Trexico Logistics and Van Assendelft Importgroothandel have each signed 10-year lease agreements for separate units within the warehouse Delin Property is constructing in De Broekakkers business park, Gilze, beside the intersection of the A58 motorway between the cities of Breda and Tilburg. The warehouse is scheduled for completion in November in the redevelopment of a brownfield site originally acquired in 2018.
Delin Property demolished the original building standing on the site in the second half of last year in a redevelopment strategy to address strong occupier demand for modern and sustainable warehouses, which are in short supply. The Tilburg-Waalwijk region has ranked as the number one logistics location in the Netherlands for the past three years because of the excellence of its multimodal infrastructure and connectivity, the quality of its work force and the business-friendly approach of local government.

The warehouse will feature LED lighting and an electrical heating pump, instead of gas. Delin Property and both tenants are intending to install photovoltaic panels on the roof to mitigate energy costs.
Trexico Logistics
Trexico Logistics is a global full-service logistics company with a strong presence in Eastern Europe. It will lease a total of 18,300 sq.m of space, which spans the warehouse with 17 loading docks plus mezzanine and office space. The lease includes 103 parking places.
Van Assendelft
Van Assendelft – Hollander Bogaert (VAHB) is a leading wholesaler in the Netherlands of camping, garden and outdoor sports accessories. VAHB will occupy a 13,209 sq.m warehouse with 12 loading docks. It will also have a 1,506 sq.m mezzanine plus 543 sq.m of office space with 88 parking spaces.
JLL advised Delin Property on the two lease agreements.
