Garbe Industrial Real Estate builds logistics centre near Dresden for GEODIS

Garbe Industrial Real Estate GmbH is currently developing a state-of-the-art logistics property in the greater Dresden area. The investment volume amounts to 24 million euros. The property is designed as a multi-user warehouse with a total area of 24,500 square metres. Construction is scheduled to begin before the end of February. The property is already fully leased to the globally active logistics service provider GEODIS.

The new building is being constructed on a site of around 42,000 square metres in Coswig in the Meißen district of Saxony, 15 kilometres northwest of Dresden city center. A pulp mill used to stand on the site. The Hagedorn group of companies had acquired the site, dismantled the old production building and comprehensively redeveloped the industrial wasteland – with the aim of creating the basis for a project with urban development added value. The Hagedorn Group has now sold the site, which is ready for construction, to Garbe Industrial Real Estate.

The high demand for modern logistics real estate in the greater Dresden area played a key role in the location decision. “Land is scarce, so demand for available space is extremely high,” emphasizes Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate. “The fact that we were able to fully lease the property to GEODIS even before construction began shows how sought-after modern properties are in the region.”

The tenant intends to use the new building primarily to provide contract logistics services for customers in the high-tech, industrial, consumer goods, automotive and retail sectors. A total of 24,500 square metres of space, including offices and social rooms, is available for this purpose. Garbe Industrial Real Estate has commissioned fabrikon GmbH, a logistics construction company based in Kassel, as the general contractor for the construction. The property will be equipped with 20 dock levellers and two ground-level gates. Parking spaces for 62 cars and 12 trucks will be created in the outdoor area. The S 84 highway runs in the immediate vicinity. The so-called Elbe Valley Road connects Meissen with Dresden. The location is connected to the national and international motorway network via the S 84 as well as the B 6 Leipzig – Dresden and the A 4 Bad Hersfeld – Görlitz.

Sustainability criteria are of great importance in the development of the property. The new building is being constructed on a conversion site and will meet the latest energy standards. Parts of the facade will receive greenery. A photovoltaic system will be installed on the entire roof of the hall to generate renewable energy. Certification to the Gold Standard of the German Sustainable Building Council (DGNB) is also planned for the entire property. The property is scheduled for completion in October of this year.

The real estate consulting firm Colliers International Deutschland acted as an intermediary in the leasing process.
