Garbe Industrial Real Estate buys property north of Ingolstadt

Garbe Industrial Real Estate GmbH has acquired a plot of land of around 27,000 square metres in Hepberg near Ingolstadt. A business park with a hall area of 12,300 square metres is to be built on this site, which is suitable for both logistics and production-related services. Construction is scheduled to begin in October. The investment volume amounts to around 20 million euros.

“With this property, we have secured one of the last prime properties”, emphasises Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate. “We are not aware of any other vacant land of this size within a 20-kilometre radius.” The site is characterized by its central location and good connections to the Audi AG plant in Ingolstadt, Jan Dietrich Hempel further commented. The community of Hepberg is located in the Upper Bavarian district of Eichstätt, about ten kilometres north of Ingolstadt. The site on which the new building is to be erected borders directly on motorway 9, which connects Nuremberg with Munich. Ingolstadt, one of the most important locations for the automotive industry in Germany, can be reached by car and truck in about ten minutes.

The Garbe managing director expects the building permit at the beginning of September, after which the construction work will start immediately. Accordingly, talks with potential tenants will be initiated in the next few weeks. No firm commitments have been made to date.

“A particular focus of this project is the small-scale leasing option and the appeal to medium-sized companies from the Ingolstadt area,” says Adrian Zellner, Head of Business Development at Garbe Industrial Real Estate. “The property can be let to up to three different occupiers. In this project, we also attach great importance to a resource-saving and high-quality design, as well as the installation of a photovoltaic system on the roof.” The property is scheduled for completion in July 2022. Seller of the property was Terrae Immobiliengesellschaft, based in Neuburg an der Donau, which will also be advising Garbe on the further course of the project.

With the commitment in Hepberg, Garbe Industrial Real Estate is continuing its activities in Bavaria. In addition to Hepberg, the Hamburg-based company develops or manages logistics and industrial properties in Regensburg, Erding, Schweitenkirchen (Pfaffenhofen district), Eching (Freising district), Moosburg (Freising district) and Wörth an der Isar (Landshut district).
